Aircon Servicing in Singapore: What It Is, How Often, and What You Actually Need

Singapore’s heat and humidity run air conditioners harder than almost anywhere. Dust, mould, and moisture build up inside the fan coil whether you can see it or not — and a unit that looks fine from the outside can quietly lose cooling power, spike your electricity bill, and start breeding the smell you notice when it first switches on.

Regular servicing is the cheapest way to avoid all of that. This page explains what servicing actually does, how often you really need it, and how to tell the difference between a routine clean, a steamwash, and a full chemical overhaul — so you book the right thing instead of overpaying or underdoing it.

How often should you service your aircon?

For a typical Singapore home, the honest answer depends on how hard the unit works:

Office / commercial Monthly to quarterly, depending on load

Quarterly is the sensible default for most households. If you only switch the unit on occasionally, you can stretch it — but don’t skip a year, because the build-up that causes weak cooling and smells happens whether the unit runs or not.

What’s included in a general servicing visit?

A general service is routine maintenance — keeping a working unit working well. On each indoor unit, our technician will:

  • Wash the air filters and clear accumulated dust
  • Clean the cooling coil (evaporator) and blower fan surfaces
  • Clear the drainage tray and pipe so the unit doesn’t leak water
  • Check cooling performance and listen for unusual noise or vibration
  • Inspect the outdoor condenser and check refrigerant behaviour
  • Wipe down and reassemble, leaving the unit clean and running

This keeps airflow strong, cooling efficient, and your electricity bill in check. What it does not do is force-flush deep grime out of a coil that’s already heavily clogged — that’s a steamwash or a chemical overhaul, which we explain next.

General servicing vs steamwash vs chemical overhaul

These three get confused constantly. Here’s the plain-English difference so you can pick the right one:

A simple way to think about it: general servicing is the regular clean, steamwash is a deeper refresh, and a chemical overhaul is the recovery job when things have gone too far.

One-off service or an annual package?

If you service on schedule anyway, an annual servicing package spreads the visits across the year and takes the remembering off your plate — we schedule and turn up. If you prefer to book only when you need it, ad-hoc general servicing is always available.

Signs you’ve left servicing too long

If you’re seeing any of these, the unit is telling you it’s overdue:

  • Weak or uneven cooling — it runs but the room never quite gets cold
  • A musty or sour smell when the aircon first switches on
  • Water dripping from the indoor unit
  • A noticeably higher electricity bill for the same usage
  • Longer time to cool, or the unit cycling on and off oddly

Frequently asked questions

How often should I service my aircon?
For most Singapore homes, every 3 months is the sensible default. Heavily-used units or homes with pets benefit from every 2 months; lightly-used bedroom units can stretch to every 3–4 months. If your unit still cools well and you service on schedule, general servicing is enough. Consider a steamwash when you notice a faint smell or slightly weaker cooling, or simply want a deeper clean that reaches grime and mould the routine clean can’t — without dismantling the unit. What happens if I don’t service my aircon regularly?
Cooling weakens, the unit works harder and uses more electricity, and trapped moisture and dust breed mould — which causes the smell and can affect air quality. Left long enough, drainage clogs and the unit starts leaking water, and grime hardens to the point where only a chemical overhaul will recover it. Regular servicing is far cheaper than the recovery job.
Can you service centralised, VRV, or ceiling-cassette units?
Yes. We service centralised systems, VRV/VRF, ceiling cassettes, and units mounted above normal reach — these simply fall outside the standard wall-mounted servicing scope and are quoted separately. Contact us with your unit type for a quote.
How long does a servicing visit take?
A general service for a typical home of a few units usually takes under an hour. A steamwash takes a little longer per unit, and a chemical overhaul takes the most time because the unit is dismantled. Exact time depends on the number of units and how accessible they are.
