What is an aircon steamwash?

A steamwash uses pressurised, high-temperature steam to clean the inside of your indoor unit — the cooling coil, the fins, and the blower fan — while the unit stays assembled on the wall. The heat does two jobs at once: it loosens and flushes out grime that’s settled deep between the fins, and it sanitises, killing the mould and bacteria that cause smells and affect the air you breathe.

It’s more thorough than a routine wash, but far less invasive than a chemical overhaul. Nothing is taken apart, no harsh chemical solution is used, and the unit is back in service the same visit.

How often should you steamwash?

A steamwash is not a replacement for regular servicing — it sits on top of it. Keep up your routine general servicing through the year, and add a steamwash about once every one to two years, or sooner if you start noticing a smell or weaker cooling. Homes with pets, heavy use, or anyone with allergies tend to benefit from the shorter end of that range.

How often should I steamwash my aircon?
About once every one to two years for most homes, on top of your regular general servicing — not as a replacement for it. Go to the shorter end if you have pets, run the aircon heavily, or anyone in the home has allergies, or sooner if you notice a smell or weaker cooling.
Does a steamwash use harsh chemicals?
No. A steamwash cleans with heat and steam alone, which is what makes it gentler on the unit than a chemical overhaul. The high temperature is what lifts the grime and kills the mould and bacteria.
Will a steamwash fix a smell or weak cooling?
In most cases, yes — if the cause is build-up. The start-up smell is mould and bacteria, which the steam kills, and weak cooling from a grime-coated coil improves once the coil is clean. If a steamwash doesn’t resolve it, the cause may be a fault rather than dirt — for example low refrigerant or a drainage problem — and that needs a repair visit instead.
Can centralised, VRV, or ceiling-cassette units be steamwashed?
Yes. We steamwash centralised systems, VRV/VRF, ceiling cassettes, and units mounted above normal reach — these simply fall outside the standard wall-mounted scope and are quoted separately. Contact us with your unit type for a quote.
Does steamwashing affect my manufacturer warranty?
No — proper cleaning is part of normal maintenance. As an authorised dealer for Mitsubishi Electric, Daikin, and Midea, we service to manufacturer standards, so a steamwash with us won’t put your warranty at risk. In fact, keeping the unit maintained is usually a condition of the warranty staying valid.
